The PA Dept of Revenue has some transfer tax examples on the web somewhere, and for a reverse exchange there is an additional payment of transfer taxes that they will expect to receive!

Why wouldn't you take a Section 8 who had excellent landlord references, enough money to pay the rent, had a reputation for careful care of the place they lived, good personal references, no criminal record, and good employment references (if they work)?

If you get a counter (banks, always counter even if price is the same), you can always go look at it before you proceed.Be careful, if you back-out of a lot of contracts you will ruin your reputation.

I understand that you could get a reputation for doing this with an asset manager (not good), but since I dont buy more than five in a year is this a reasonable strat?
