I have been watching, learning and visiting the market while finding a team there.Have you visited?

I think the folks that bought it must have watched a House Flipping show and took a plunge INTO THE DEEP END. 

Practice until you can spot them with some basic knapkin math, then watch the MLS constantly, talk to other investors, tell everyone you know exactly what you are looking for, drive for dollars, etc.

Watch for Panic Selling then jump,and get a mentor and build creditand network a team in the mean time,hopper

And that's why I don't own any REI property, spend that valuable time watching tv. 

After lots of reading and youtube watching, I finally pulled the trigger on a property and started my BRRRR process I will write a separate post dedicated to that project in a different forum.
