They hire use to be professional and have their best interests in mind each step of the way and we do that, however, we can't do that (without increasing fees) if we need to talk to them about each and every issue, instead of just handling the problem.

I want to minimize my ties/ hide most of my identity; so that if someone tries to sue or take my property they don't get everything and might not know what I own or may own...I want to know the best way to secure the land to keep people from dumping on it or living on it... the land right now is pretty worthless and I doubt someone currently would want to live long term there, but in the future amenities and with more people might move back/into the area, which currently right now is pretty darn rural and uninhabited. also, how would I find out if septic is still good since there were no issues before the structure(s) left or no longer stand...?

If you have investors, the Operating Agreement should spell out many issues pertaining to the ownership and operation of the LLC.I do NOT recommend trying to cut corners on your LLC.

If the LLC is taxed as an S Corp or C Corp, running payroll for your dad and issuing him a W-2 becomes possible.Best to consult a tax CPA/EA who will examine all facts and circumstances.

Ive read a lot about the BRRR strategy which involves gettting a house under market value with some cosmetic issues.. remodeling it and then taking out a cash out refi loan assuming you will get a good margin for the new value of the house after remodeling.
