Kyriko, I cannot stress how happy I am that I am finally in the process of dumping my own snooty condo across the road from Pittsburgh's most exclusive mall.

To me, this was a low-stress deal.How did you find this deal and how did you negotiate it?

I would do this in the lower unit as well, to make sure you're heating bill is low and that each unit can use their electric heat to control their own comfort.parking- I am reinforcing the one vehicle per unit and also want to stress the importance of this because if not the snow removal company may not be able to clear area~Is this what your lease states? 

Another piece of advice my mentor told me, one time we were on the phone, and I was like "This is stressful, this is hard!"

Don't stress about making a mistake, all investors make mistakes occasionally, its just a matter of learning from your mistakes and not repeating them.   

I personally would find a SFR as very stressful first investment given the vacancy factor and a certainly right now during the ultra competitive market more stressful to get under contract.

If I have someone I want out, or feel like NEEDS to go ASAP,  I calculate how much it will cost me in a lawyer/lost rent/stress.. a lot of times it's just better overall to pay them to leave.

They buy in cash and then refinance... makes it a lot less stressful than getting hard money.

This being said, I know the headache/disappointment/stress of rooting for them, so I feel your pain!
