I went driving for dollars yesterday and found some properties that look vacant with the normal signs (broken windows, tall grass, overflowing mailbox etc.).

We used some HELOC funds to replace windows and the roof on our primary residence and now owe 30K.I would like to use the house to help establish the LLC and am looking at two approaches: 1) start the LLC, apply for a BLOC, use BLOC funds to purchase the house for the LLC, or 2) refinance the house and use the funds to pay off the HELOC, establish the LLC, and provide an initial operational reserve.

It's 104 square feet, bright with 2 windows, and has no rooms adjacent to it (only the hallway) so it's quiet.

I currently am charming a late fee, I’ve even posted a notice to pay or quit the day after rent was late but in the state of North Carolina where the property is located the tenant has another 10 day window after the notice has be posted before I can even file for an eviction.

That is with me taking out 1 bedroom because there is no egress window and no finished basement.
