Good ones can be like partners where they charge you a high interest rate based on the assumed financial risk and can help you with vendors and other resources. 

They also don't offer accounting or vendor payment options.

@Isaac ElWhen we have a unmotivated - or not sufficiently motivated - vendor we will often table our offer as open ended (with no expiration).  

Many banks, including Wells Fargo and SunTrust, offer an online bill payment service that issues scheduled and recurring payments (either as an ACH transaction or as physical check) to vendors of your choosing.

@Alexander Felice would probably put the money for upgrades on the ALTA closing docs, pay it into escrow at settlement, then disburse it to the vendors as the work is completed.

This even extends to situations where you send a contractor to do one job, and the site mgr has them do additional work that doesn't show up on the invoice.Hire a small vendor to perform regular cleaning, and make sure your House Rules have something about how tenants are to handle their regular trash daily (bagged and tied, nothing left outside of the receptacle) as well as in common areas (clean up spills, use proper receptacle) ....and an appropriate fine system to change behavior.A camera system with remote access and at least two weeks of continuously saved recordings is by far the best, and only way, to keep MULTIPLE eyes on your property and see what really is taking place, and who is responsible, even after the fact.

Enter a maintenance request, assign a vendor, attach a fake invoice.
