A lot of these questions are the preference of the investor/landlord, but here are my two cents.

Would it make sense even to list that preference will be given to fully vaccinated applicants?

As such, we would strongly prefer an agent who focuses on this area as well instead of the NYC area.We have looked at about a dozen properties on our own already but really could use the added expertise an agent would offer.

Hi Tim, yes the money is in an escrow account  and we can recover it but we would prefer to move forward as we have spent a lot of time alread on this property.

You need to decide which you prefer.

Everyone here has there own preferred areas to invest, which fit their specific situation. 

I state my preferences and choose from those who will follow my wishes.

When listing my screening qualifications, I have change much of the terminology from "required" to "preferred".

I would also recommend picking your preferred investment strategy first, then find a market where the data supports that approach.
