Lowest price paid $80,000.Lowest price paid verse asking $110,000 when the asking price was $164,900 (ended up at $125,000 asking due in part to my leg work, however my offer was already in and being accepted).Other than that I have one off market, one paid about $8,500 over asking a and about $7,500 under asking.

Other wise MLS Is still  a big producer for us.. but you have to really be an agent to get the upper hand on the competition. while the competition is trying to contact there agent we are already there and got it sowed up LOL.

I have not borrowed hard money yet for my deals I usually use conventional loans from large banks, however I would like to fund my next flip with private money since cash buyers in my area have the upper hand and scoop up all the good deals (cash buyers in my area always get the deals even if their offer is a bit lower than mine) . 1) What should I expect in terms of rate and fees when borrowing private money for a short term loan (6 months term) ?
