Unfortunately, that can make it very tough.

Due to the recent explosion of infills, I have began to spot great infill lots, but unfortunately I am having trouble locating the actual address to contact the owner. 

Those in some niche are only exposed to a sliver of the big picture and no niche operation exposes an operator to the different variables, circumstances and types of exposures to occurrences in the real world.

Unfortunately that market is drying up so we will see regarding our next strategy.

More specifically, I:1) Got the deal more directly than my partner for ~$5-15K less2) Negotiated and performed all inspections ahead of other prospective buyers3) Talked another investor out of the deal at the closing table to get the contract for no more than we originally planned (after over an hour.. one of the stranger circumstances I've experienced in a while, but got a smile, business card, and potential future partner in the process!

I am looking in ironbound, unfortunately the prices are generally fairly high on multifamily for Newark and don't meet our investment criteria for ROI.

Just make sure you make diligent efforts to re-rent, and under no circumstances can you be paid double rents.

Unfortunately, I don't recall what the cap is on the reset, but I'm conservative in nature and would gladly give up a little short term cash flow for long term security and piece of mind.

Unfortunately, these two states do not have any reciprocity agreement.

I do think real estate investment is unfortunately often sold as a get rich quick scheme or something that is relatively easy.
