If you are planning to rehab to resell and the money will only be tied up a short time, cash is a great idea or you could look into a hard money loan, however those can be extremely expensive.

I have no idea what type of tenant this is yet.  

It might be a good idea to speak with your realtor about the comps in your area to make sure the money you put into your current house will be covered if you need to sell soon for whatever reason.

The suggestions provided are from Zillow, but they're just suggestions, more to give you an idea of how to get started.
