I’ve noticed immediately that guests treat the home you live in and host rooms from very differently than a property you may not see them at all.That said, I had some minor damages ($140) that I asked to be compensated for and Airbnb is not going to cover ANY of this.

You've got some of the basics but I would suggest the following:- Internet & TV - Roku Smart TV, Sling TV and Netflix are some options you can explore.- Basic pots & pans for cooking- Coffee maker and filters- Salt & Pepper- Utensils, plates, bowls, cups and glasses, coffee mugs (pyrex is inexpensive and durable)- Cooking utensils like large spoons, spatula and basic cooking knives.- Paper products such as toilet paper, a bag of paper napkins, 1 paper towel roll to start them off.

@Charlie ShewLooks like you some equity in the home you can tap into for some capital.You also have some 401K account balances that you may be eligible to take a loan against for additional capital.These should be enough for down-payments on investment properties.However, I would still continue to educate yourself(read books + listen to podcasts + explore the forums) until you feel comfortable.
