I would bet my bank account on 99% started with less than $100k. 

That means you purchased the property at 93% of the value...and after I place your closing costs....I bet you would be right at 95%.

If so, what they're renting for can give you a fair bit of info too.Your best bet is to compile this info and come up with a "per door" average price to get your total ballpark number.

I have my email blowing up almost daily from private money investors looking to sign me up so there's got to be someone around you that knows something and I suggest your best bet at finding it is to use an expert at finding it. 

Also if the mold got through the floor to the cabinets, I'd be willing to bet that it's in between the subfloor and probably a bunch more places you can't see.

And if I lose that bet it just means I make less than I would have otherwise made.

On something that small, there's not going to be national statistics that will help you.If you're dead set on finding CAP, your best bet is to find some comps that have sold recently, determine their NOI and divide by purchase price.

This is your best bet for checking the real situation.
