On a short sale, can the listing agent simply say:"Sorry, someone applied before you and submitted the EMD, you can't bid"In this case, the owner is out of town and it's highly likely she hasn't signed the contract.What's up with that?

If the demand they make is not in the lease, simply reply that you don't read where you are obligated to comply with their request in the lease.

Those guys are gone and Terry is still around, that should tell you something.Most companies mark up one way or another, whether they buy in bulk and warehouse it or simply charge maintenance fee on top of it.
