As I mentioned earlier, I run my own credit reports and get the applicant's full report (as opposed to simply a "recommendation" that some sites provide). 

Many investors will simply judge offers, be afraid to send in deposits or shy away from the contract writing process because they feel like the seller will not accept their offer.

It simply states that for every day before the finish date the contractor quoted me, they get an extra $100.

I simply show investors how they can put their money to work in two places at one time.

On a short sale, can the listing agent simply say:"Sorry, someone applied before you and submitted the EMD, you can't bid"In this case, the owner is out of town and it's highly likely she hasn't signed the contract.What's up with that?

Or are you simply asking how to fill one out? 

If the demand they make is not in the lease, simply reply that you don't read where you are obligated to comply with their request in the lease.

Those guys are gone and Terry is still around, that should tell you something.Most companies mark up one way or another, whether they buy in bulk and warehouse it or simply charge maintenance fee on top of it.
