You're retired & you don't need your investments to survive (which are now likely worth well over $1M). 

If the former, as Danny mentioned, you can search google and/or YouTube for "how to build a cash flow model" "build discounted cash flow model in excel" "real estate valuation model".  I

I might be weird in that looking through my economic model, I do not see a dramatic interest rate hike over the next 5 years.

They're very scammy and the model is set up to squeeze every dollar out of you possible for information and expertise you can easily acquire from online venues for free (from trusted sources like BP).

If you or your spouse were to die, the surviving spouse and child would struggle.

With no mortgage one can survive a few months without able to find good tenant.

Name of that tax mode sounds in Russian “U-S-N”  (Tax is paid on income).
