Good to know I am not alone in this struggle.  

The first thing I did was hire the top rated property manager in town since the previous owner had self managed.I was in process of a refinance pre COVID but that severally delayed the process and I was unable to complete, I also struggled to find a bank which would refinance and keep the property in my LLC.From a pure cash flow prospective, its hit or miss in terms of profitability.

I've talked to numerous banks to try and get the loan and we're struggling to secure financing due to the fact that to many indivuals would be on the moratage.  

If you enjoy wilderness and the mountains, you might struggle in Cleveland.

Christian - one suggestion from my end: find out what they're struggling with and/or what's holding them back from growing his/her business and find a way to help them.
