I’m reading and watching videos I’m just not sure what small steps of action I should take if any yet.

Once the portfolio has decent cash flow, I hope to use any proceeds to continue building through turnkey deals or multi-family projects.I've been reading the forums and watching the podcasts, webinars, and videos on BP.

I have been reading a ton of BP and other books on REI investing and listening to BP podcasts and other YouTube videos and am very interested in starting my investment journey.

Since my post, my client was buying full-priced higher-end homes, all on one street, and I was able to pre-lease using live videos and virtual tours, set the market rate, higher than the surrounding homes, help him get it made ready, any new additions, shared my resources in terms of contractors, get him everything he asked; copies of leases, deposits, etc.

I use Trimble Sketchup Pro but there is a free version that has more than enough features to design a kitchen or a whole house even.I have a video tutorial on how to design a kitchen with Sketchup.

More deposit and video record the place.

I actually just watched all of @dave foster videos on 1031. 

You can learn a lot of the basics through podcasts and YouTube videos, which will at least get you familiar with the basic concepts enough to make a decision about whether you want to pursue and keep learning more.
