What services are you providing them - market expertise, the ability to "speak investor," discussing investment strategy, lenders, contractors?  

If there are HOA's to comply with; they won't allow it.Architecturally speaking its not advisable to go with a mobile trailer home. 

So I believe that this is a good lead source even though out of 8 homes, I have yet to speak to a owner...SOOOO ready!!!

I searched Zillow and thought that I'd found someone but upon speaking with him, let's just say that we weren't a good match.

@Robert Andrade and @Chelsea Chronopoulos, I originally started out to get my license to make it easier to access properties, write my own contracts, cut out the middle-man, so to speak.

I find it hard to believe that the tenant is legally entitled to live in the house for free in this situation.Thus far the tenant has been a good one, with regular payments so not looking to evict if I can avoid it.As always thanks for any help and advice.

But valuations are much higher.I can't speak for NJ, but I know they are in the top 5 for taxes in the nation.
