But I do get a diverse cross-section of humanity. 95% of the time, I never even make contact except through emails, and about 1% of my guests must be ninjas, who show up, sleep in a bed, and vanish. 15 minute cleanups are the best!

It's the sign of a beginner or a hobbyist, not a business person.Some folks (entrepreneurs) like to sleep at night.Others (consumers) prefer to stand in the middle of the street naked holding an "umbrella" (policy).My opinion only.

@Mark KelleyMark, the two responses are on the money, but I grew up in "MUGGY" Oklahoma City and thus even though the climate here is much more favorable I simply have to have AC to sleep.

My empathy got ahead of what my gut told me I should do.Take the tenant who best fits your needs as well will the one who will let you sleep well each night.Simple, but true.

It matters, yes, when you are pulling comparables in the neighborhood but if you plan to sell in 5-10 years than why lose sleep at night?

I should still have about a 10k-15k cushion in the bank come January after the remodel which helps me sleep at night and then for the most of 2016, again the added revenue going into the new year and remaining 3/4 of the land contract.

I don't mind borrowing to buy a rental, but I sleep good at night knowing my personal place is free and clear.

Anyway during that time I would drive everyday to make sure nothing was stolen.One day get there and some guy is sleeping in the room.
