My first step after filing taxes for this year is going to be to refi my 1st mortgage and divorce debt on 2nd mortgage and credit into a single first mortgage.

You will get mailed renewal letters every year when it is time to pay, and your check of the single family rental box that comes with it and mail in the check.  

A single car garage should get as much rent as a single storage unit.If you use the garage, I would not run separate electrical service.

But if you're talking about a couple of single families or smaller multi-families, I would say that having an LLC for each one is excessive and probably unnecessary.  

If you take what a lot of people on BP think is a good metric: cash-flow $100/month then a single visit during the year (plane, rental car, food, hotel, etc.) will wipe out your cash-flow. 

Unfortunately all the loan products available are mostly for single family residence that have a high LTV for example 5% conventional and 3.5% FHA.
