I have just 3 single-family home investment properties ( always looking for more) and I like brokering deals and helping investors find what they need and accompish what they're wanting to do. 

I am mot sure if this is the right section to post but I am interested in getting a single house in Sacramento area.

(not so important but if they only require 15% down on a single family home that is usually a good sign that you are working with a flexible lender) Can I change title to my LLC?

Hello everyone, I'm looking to get my first single family rental property soon and was hoping to get some advice.I was planning on borrowing a 20% down payment along with rehab costs from my mom and giving her a 12% return on whatever she lends me.

I don't have a single complain or request for service during their 10 months of tenancy.

Note that I’m not a lawyer and this is not legal advice by any means.Some background: The property is a single family residence in the city of Los Angeles.

I am not sure if they do this for income properties, or if its for single family only. 

It seems like a affordable option, I just wasn't sure how fast it would sell after I'm ready to move on to a single family home.

By the time some retires one probably need min 15K to  to live on.

My question is does it make sense to hold a single family in a market that the rentals are low compared to the sell price and focus on the long term value increasing or should I sell and have a clean start in a new state?
