I too had a learning curve.A really good partnership/LLC is about 60 pages long, it's no simple 5 page deal drafted up off the internet.

I feel pretty confident with all the math, that is fairly simple.

It's not rocket science so I don't think there's much reason to pay a realtor for fairly simple information to obtain yourself.

To me it's as simple as him saying yes, the lender giving me what I need up to $415K and the rest can be worked out with me and the seller about how much is given in cash, etc.
