@Bethany Travis, the short and straightforward answer is to pay a real estate attorney to draft a purchase and sale agreement with an exhibit to assign the contract.

What I do is HIRE a paralegal to do the PROPER due diligence when I have a short list of tax delinquent properties I potentially will bid on.

If you are overpaying, then you could be hamstringing yourself in the short-term, but should be fine in the long-term as long as you can hang with the insurance costs.Failure is a mindset and it seems you are having a weird bout of FOMO.

If you list hard and fast terms, your sneakier people will conveniently leave some of their animals off the application.
