The best part about Wholesaling is that you don't need much money just a little to do some marketing.I would recommend for your first step to listen to the BP podcasts paying particular attention to the investors that they have interviewed who do Wholesaling as their primary exit strategy. 2nd seek out these people on BP.

Local markets are still hot, so I'd like to get in sooner than later and capitalize on the fast equity build for longer term strategies.I'll look into the options you've noted and seek out a smaller, more flexible S&L/Broker and try to start building a relationship there.

And if you are not doing business right or your LLC is not set up right, a would-be litigator could get at your personal assets.There are ways to keep your personal information off of the company docs but it is more costly and, in my opinion so far, not worth it.As Brandon pointed out, definitely, definitely, seek a good real estate or business attorney to get definitive answers in your neck of the woods, but what I stated above is generally why investors opt for an LLC.

He did this for enough years to satisfy the Adverse Possession requirements and eventually sold the property to somebody else with a clear title.Adverse Possession is difficult but is possible under the law.The best advise to you would be to seek out an attorney, in CA who is not only a real estate attorney but one familiar with the Adverse Possession requirements.
