It takes into account a ton of factors in pricing each day to help you maximize your revenue (I.e. seasonality, day of the week, market demand, etc.).

It's absolutely worth to read whether you are just starting out or a seasoned investor.

For a successful STR you need places that people will spend 4+ days and has positive seasonality.

A seasoned VA loan specialist will know what to do.

I found a lender who does not require a property to be "seasoned" (usually for one year) as long as the value is there. 

If you are looking for notes to put in your IRA I have some that I am seasoning now and would consider selling partials.
