Most private investors are cultivated through relationship building and unlike HMLs, they are not prepared to step in should you screw up.

I have no issue with reasonable fees, 33% is not reasonable.I don't understand why the good wholesalers don't take the newbies in with much better guidance, they are out there screwing things up for all the good ones. :) 

You will arrive at a ceiling that is taped and mudded but you will need to refill the screw or nail indentions with drywall mud...twice.
