Good habit suggestions to figure it out.

It's been rough trying to lock something in, so I have a few avenues I'm pursuing.

I have a little over $800 in my Roth IRA but have stopped contributing because I want to save for a down paymentMy Roth IRA is roughly 2.5 years old so it doesn't meet the 5-year exception of using funds for first time home buyersThe rest of my money is in a 90/10 taxable account which is a long-term investment account.

I won't make as much per transaction as a licensed agent that I may as a wholesaler, but I can use many of the same thought processes to find and list distressed houses etc. and to help investor clients find those diamonds in the rough before I have the capital to buy myself.

Can I use these numbers and figure out what cash price to pay?

Which doesn’t scare me because, in my opinion, “figuring it out” is what excites me most.

However, I'm sure many of you have faced this problem before and have already figured out how to overcome it so that your cash reserves are not the limiting factor on the amount of buy and hold deals you make.Any feedback/ideas/suggestions?
