So Grant/Mitch have since disappeared...Folks, it is NOT a sustainable / scalable model seller financing houses to occupants.The worst example I even hear of today from medium sized investors here in GA, as of 2019, is doing the work for equity gig;  buy junkers that are not habitable (no heat, or no functional sewer system, or no servicable electric system, or solid roof) and seller financing a $30k house for $50k work for equity.

@Brian Fuerle Another thing to keep in mind - Massachusetts, and maybe NY, hires "testers".The sole function of these people is to pretend to be a buyer or tenant and to trick you into saying something that they can claim is discriminatory.I talked with another agent a few weeks ago.

It's possible that the estimate is slightly lower than the actual costs due to missing readings for one of the gas meters and the lack of a reading for an electric meter.To maximize the rental income, I recommend making the onsite washer and dryer functional and offering storage units that are not currently being used by the tenants.
