Make sure you know your taxes, otherwise you might get a nasty surprise from the city and county.Make sure you collect a security deposit AND get the guests to authorize you to charge their credit card for extra damages.

When you have a network of mentors and experienced advisers to double check investment decisions then your fear can be pushed to the side.It is strange though that the American public has very little fear of maxing out their credit cards on flat screen plasma TVs and buying gas guzzling automobiles but has such fear of real estate.

Let me try and answer these questions first as it should not be as intensive in regards to the length of my answers...I directed traffic with ads... from the city newspaper (which also would add to the internet), to the thrifty nickel newspaper, to craigslist, through military paper, through word of mouth, through my business cards, etc...

If he has any personal debts (autos, credit cards, etc.), then he will of course just pay them off with the cash out proceeds, so those don't matter.
