So a buyer new to the commercial space they will generally gloss over or not respond to questions about the downsides of a property or what financing makes the most sense.

If he/she is in a good mood that day and all the documentation is there......it might flyPut the property on the market and when you receive an FHA offer ask to speak to the loan officer and better yet underwriter if possible and explain the situation and get an answer before responding to the offer

Put an ad on the BP Market Place, Craigslist house needs a cash buyer, if you don't get at least 10 calls responding that combination I'd be greatly surprised.

If someone advertises, or responds to ads they are more likely than not a hard money lender. 

Worst that happens is it doesn't come off, but in many cases the company doesn't bother to respond and the bad credit can be removed.
