This is to say - whether your rent is $2,200/month or $600/month, the $280 cost will basically remain the same.However, represented as a percentage, $280 is 4% of $600/month rental on an annualized basis, but it is only 1% of the $2,200/month rental annualized.

They're generally misquoted because the liars and charlatans do a terrible job representing both income and expenses.  

The best route is to find a local attorney that specializes in representing landlords.
