Hello All,I am researching potentially using my newly renovated 2nd unit in a house hack duplex I am living in as an Airbnb rental.I believe I am eligible as the property has only 2 units and I am the owner and reside in the property full time.Reaching out to anybody doing the same thing in my neighborhood to find out what the pitfalls are and any problems encountered so that I may address them first and save time on deciding if this is for me or not.My question is if this is worth doing and is profitable in the Jersey City area.

@Joe VilleneuveAccording to comps the mininum price for a property 200 sqft larger is 220K and maximum price for fully renovated, including washer and dryer 254K.

For example, Fannie Mae has a renovation loan that will based the loan on the ARV of the property.

I can self finance the renovation.

Given the difference, how much more are you willing to pay for a new renovation?

I'm looking to purchase a home in Seattle and am wondering if I purchase a property, how likely or what are the possibilities to fold the cost to renovate or work on the home, and fold that amount into a mortgage?

I think I could handle the tax preparation myself, but I have some questions around how to divide up the house between the rented portion and my own, and how to depreciate some renovations I am doing before renting out more of the space.
