I understand the draw of an RV park and the need for hook-ups, and tent campers are happy with community bathroom/shower--reducing infrastructure cost--but it takes an awfully long time to recoup the 30-35,000 all-in cost per Tiny House, especially if you calculate the modest additional income you'll make over just providing a pretty, rustic tent site.

Some counties  re-access every year and some don't so there could be a chance to reduce. 

The added benefit of this process is that you can also have your attorney sign the public records as "Nominee Trustee" before assigning yourself as the "Trustee" once the Trust has been established.

Other than an additional setup cost associated with the need to publish a public notice in your county of LLC formation, New York has reasonably easy LLC requirements.  

I was going to send letters initially to the owners based on public record mailing address, and then see if I can find phone numbers as well.

A 'transient' neighborhood or type that attracts seasonal workers or students will definitely reduce the average stay.
