Warranty Deed transfered to LLC.)Loan 1 - Mortgage:  guarantors: Chris, Tim, Gabe (Second Home loan 20% down)Loan 2 - HELOC: guarantors: Chris & GabeMortgage Payments are made from their LLC account directly to the mortgage lender.Problem: each of the owners DTI is wrecked because Chris, Tim & Gabe can only individually recognize 33% of the yearly revenue, but they are individually responsible for 100% of the debt.

I don't think anyone here suggested that she necessarily should.In my first response, I provided an article that lists all the pros AND CONS of getting/having your license and then I pointed out that I generally like the idea of having a license if you're going to make a business of this.Again, just my take, and I recognize that not everyone agrees.

The key in both cases is that the client executes the sale (which recognizes the gain although the claim is that the gain, not the depreciation recapture) is deferred by the installment sale and paid as proceeds come in from the sale.One of the loudest arguments I've heard is that the deferment will be up to 30 years.
