Then they need to get cleaners lined up (and they often have several units turning over at the same time, so that takes a few days) and have to do inspections and then fix things.

I was planning on putting aside money each month to go towards renovations each time someone moved out.

My question is, does this sound like a good plan to start off our real estate investment journey with as little debt as possible?

The issue with doing this method is it takes more money up front for the renovations, you are buying older properties which may have more needed capital expenditures, and it takes more time and energy.

But beyond that fact, I have posed many times over "what is conservative"?  

Would that just be a real estate attoney with experience in create financing?  

The laws on smoke/CO2 detectors aren't going to get more lenient as time goes on.
