Sounds like or prices LOOK like high end finishes for a small space.

The HOA is low by DC standards at $225 per month (lowered in December 2017 due to high reserves balance) and the Unit comes with a dedicated parking space  included.

I have owned multiple parks and one of septic that failed.. the new standard to replace it and this was also about 30 spaces was over 250k.. but we are Oregon and everyone wants to live here.. so we get gouged.. so based on that not so pleasant experience I personally will never buy a park that is not on city water and city sewer.. just not worth it to me.

Your mileage may vary.And another path many follow in their early days is the house hack, using a low down payment owner occupied loan to purchase a property that has extra space you can rent out as well.

Are the spaces small (Small spaces make it difficult to replace old homes).

Most are public and plan / schedule thier meet ups via FB.

Specifics look like :  21,000 sq/ft, building 14-17 1/1 and 2/1 units with the lower 10,500 sq/ft being office space.
