I think West Allis is a better area for rentals and Greenfield is a better one for rehabs but that's just my opinion.....West Allis is good for rehabs too although the inspectors have a reputation for being tough. 

It's a tough market but when you make it work you look like a genius.

As you're finding out, it's a tough way to make a living from real estate.

ADU's are great if you'll hold onto it for a long time but FYI when you try and sell appraisals are tough and low ball since not too many have sold yet to compare to. 

When I am out of town, I have contractors and maintenance people that can help, but for the really tough issues you need someone who is a real property manager or owner to take care of them.

They tend to throw off a lot of cash flow, but getting your money out is tough.

That being said, if the deal is marginal or it would be tough to go without cash flow for a few months assuming the pandemic makes it hard to lease, then I would pass.

Ideally, you want to match both so that it's a win-win, but that can be tough.

Some screw stuff up so bad that it is tough to fix, even when they call in the professions. 

That's the most active meetup I've found.It's going to be tough to find BRRRR style homes here in the area due to the recent appreciation, but I'm not going to say it's impossible.
