The roof was replaced by the previous owner but, I don't believe the flashing for the skylight was replaced/sealed properly.

IMO, both A & B feel like loan sharking and fly-by-nights. 

I have a tenant that complained about a dishwasher being not the best, so I had it replaced.Now they are complaining that the new one doesn't work properly, i.e. the soap isn't dissolving.

I just started looking for real estate clubs last night and only found a few so far.

Today is such a slack-off day for me that I thought I would post a couple of fun Christmas photos I did of my dog last night. 

The tenant made a nasty and even threatening call to me 11pm at night the day after the issue with the water system was fixed.

When looking for financing in my personal name, even without proper seasoning, I've received decent rates (4.5%) 30 year amortization and 15 year balloon based off of 75% of the newly appraised value. 

I guess I never thought to be specific enough to tell him to replace it running the same (proper) direction. 

For example, when I turn around a rental properly and rent it out, the market tells me if I outcompete other rentals every time.
