People with a financial incentive to promote the sale of investments should not be relied upon in any way when they give an analysis of the merits of said product.  

Know your strengths and skillset and promote them!

Smaller capital intensive deals that have been leased under market or have been mismanaged, have physical issues, etc.When my capital is in play too my thoughts are to take a promote of 30% and whatever my share of the capital contribution is at the time.

Have arranged a trip to New York, Detroit, Maimi, Orlando coming April and hope to find some great properties with reasonable cash flow > 12% net return to invest in.Have hooked up with some agents to arrange for viewing in Detroit and Florida as that was highly promoted with high yields.

@Calvin T.He’s likely making a minimal AM fee, I’m sure 100bps on committee equity and I’d guess he’s just banking on the carry/promote when the asset sells.

A good friend of mine showed me some unsolicited advertising emails he had received promoting the virtues of Bitcoin - two months ago.

Some people promote expireds as a good lead source, but they didn't sell because they were over priced...period.
