This cannot be decided without a total picture of both the duplex finances and your finances as individuals.

Motivated sellers are expecting their property to be sold, fairly quickly, and in as-is condition.

Sounds like he may have some motivation to sell.

My guess is the other software products also offer similar features but I have no first hand knowledge.
