My preference is to reduce the amount paid up front in both fees and downpayment.

You also can’t flip it or get a clear title until the redemption period is over, so these auctions attract more landlords than flippers who prefer trustee auctions which do come with any liens but no redemption periods, in Texas.It seems typical that liens and mortgages fall off at tax sales but you have to research the laws for your state.

I'd much prefer to stay within driving distance to manage the rehab, etc., but if it's not possible I may have no choice but to find another market in the South or Midwest...Marissa

Most of our buy and hold investors prefer B and C class neighborhoods.

Have a tenant who is reasonable and prefers to stay, but wants some partial rent abatement for loss of use.

On time payments and keep your credit cards at less than 30% utilization...but more preferably, pay them off every month.
