There need to be deadlines, agreements as to what happens if 'x' doesn't work out, etc., and hopefully an escape clause for the buyers in case a good condo comes up sold by people who actually intend to sell no matter what.Even if sellers agree to sell no matter what, there needs to be a deadline clearly specified for them to move out, it can't just be when they find a place.

If not, then you should lay out your needs now to them and see if they are still the right fit.We started with small projects and built to full remodels which allowed us to test different aspects of our teams and work out the kinks when it wasn't terribly expensive, but still had expensive lessons and still have issues.We've had two disasters, a couple problem projects, and upwards of ten that have had no issues.

I read BRRRR, did a flip, made $15k profit with a partner ($7.5k/ea), bought a SFH that is cash flowing $200/mo with a 7% CoC ROI (pre-refinance), listened to 15 of the bigger pockets podcast while I work my 12 hr shift in a frozen -10 degree warehouse, and am looking to hopefully make an offer on my 1st multi-family.

I'm looking for a tool tool that can quickly take all factors into account such as mortgage interest and depreciation allowances to work out the true effect of our returns.I know it's impossible to expect any piece of software to give me a green or red light with regard to property acquisition.And realize a deal is good depending largely on the circumstances of the investor.
