I have been posting here and there on the forums for a while now but I have recently hit a wall in my real estate journey and I think my best course of action would be to start to network with more people in my market to overcome some of the hurdles I am facing that they have faced at some point.

If you want to be successful long term you can't hope that the market will always save you with equity that develops in your property.You need to eliminate those extravagances that are not necessary and rather build the reserves as described in the previous posts.

I am raising my rent for the first time, and learned I can mail it but I have to also "Post" it.  

Don't have to be too specific but i think a post like this can help a lot of people out. 

That's why so many REALTORS will share it via a DM instead of posting it publicly.

@Jason Allencan you post an example of a turnkey, high quality deal that can be purchased with $40K and cash flows more than trivially?

Some of my other posts go into the details of acquisition but this was a 0% down, 6% interest-only payment, 6-year seller financing deal,To this date, I only have $5,000 in this deal and that was very very recently to add a little gasoline to this project.I am an open book so  if you have questions ask away!
