She probably will not stay long and if she decides to take you to court then you have documents and pictures showing the house isnt habitable.  

Yep, pro-formas will almost always leave out some expenses and paint the rosiest possible picture they can.

My advice is to always pull all three so you have a full picture of your potential tenants.

To be able to analyze what the ideal financial or practical decision is we would need the missing piecies of info to paint the financial picture (interest rates, orig purchase price, current estimated value, PMI amount, etc).

(I did notice that all the listing say "bank owned" and have no details specific to the properties like addresses, pictures of the inside, number of bedrooms, etc., which does make me a little suspicious).
