@Jack B.Three scenarios: 1) If you reinvest- yes it is traced to that activity and deducted2) if you use it for personal use - non-deductible3) if you hold on to it on your LLC account/ books, but dont reinvest - it can be argued that you are holding on to that money for future repairs and stuff and you refinanced/mortgaged because the interest rate was super low compared to what coming in the future.

This include cleaning, painting and doing any repairs to get the house ready to sell and I can hold selling rights for 90 days.

hey Bob- I like the numbers, but my concerns would be on the repairs at $100/mo and capex at $100/mo.

Made the necessary repairs and rented it out. 

Siding is ok but needs a little repair (probably < $1k). 

I just paid about $2k to do a whole house but that included painting the walls a lighter color and repairing all of the small cracks and holes from the previous owner hanging pictures and shelves all over the walls. 

A bit dated and could use some repairs, but it's doing fine for her.

I am starting the rehab with what cash I have, getting the ductwork portion completed, the roof and outside repairs completed, etc. while I continue my quest for additional cash.
