I would discuss this with tenant prior to offer to purchase, and would probably get an estoppel from them, but am curious if tenant would have any legal action if I develop the property (clearing, grading, fencing, etc) that is not in close proximity (say, 100') of the house that they are renting?

I agree that the numbers look good compared to many/most turnkey investments.Add the cost for management to your expenses,How would you grade the neighborhood?
