I want to do a cash out refinancing in month 13 and maximize what I can pull out for my next purchase.The problem is that I started a retaining wall for the parking lot and the city stopped my work and said I need a permit.

You HAVE to have check book control if you manage rentals.The other issue is at some point the IRS will start auditing SD-IRAs and the penalty for non permitted transactoins in a 401k is much smaller than for an IRA.

Does it make sense on the west coast IN PDX they sure are building a ton of it.. last 3 years.I own some land...I got a use permit to build 46 units on it and I also own the land across the street that I just had a preliminary layout drawn for 160 units.

They are likely to have a set of requirements for the space.You will need a project plan including architects, city permitting, utilities (water, waste water, electrical), possibly environmental studies depending on your municipality.

I have used hypothications at my commercial bank.. they work great if you have the banking relationships.. mine were not for my lending company it was back in my timber days.. and it was common that I would need to sell my residual land that was left after the logging operation on Contract... usually 1 to 3 years.. in Oregon it can take a year or more to get a building permit out in the country..
