This will be my first time buying a house and I would love to connect with some locals/Vegas investors and get some advice on the area.I got pre-approved today and have an agent through an investment firm that specializes in rentals/investment properties.

That should be a viable answer for them.

Hard money is easier to get, but the deal has to be a home run.

Reading the old posts on this STR subreddit for a bit, I see it's not uncommon for people to want this parameter for their STR property. 

Theres a foreclosure in an area that appreciates really well.

Be sure you contact the county first to verify if you are allowed to operate as a STR in the area you own.

I know some people from there living here interested in investing, me as well.

In the 2021 time, New York investors thought they should be greedy and buy up all avaiable multifamily in Hartford.

I talked to the person selling the contract and they mentioned that those hud loans have to be paid at year 2051 or if you sell or refinance the house.
