I was just in a home that still had open flame space heaters and that went out of style/code years and years ago.You just have to decide for yourself and maybe your tenants what is a real safety issue and what isn't and decide if you want to spend the money to fix it.

Different strokes for different folks but the 30 year fixed gives you a better safety net IMO, especially considering the rate is only .25% higher.
