My advice is to be patient and make sure you have a trusted investor or counselor who you can bounce ideas and investments off.  

I was just in a home that still had open flame space heaters and that went out of style/code years and years ago.You just have to decide for yourself and maybe your tenants what is a real safety issue and what isn't and decide if you want to spend the money to fix it.

I suspect their safety obsession is at least partially related to the fact that they moved into my suburban SFH after living in an apartment in downtown Atlanta.

Our area is seasonal but we have high demand due to our emerald waters, safety and limited supply since we are surrounded by water. 

Furnace and boiler do not have automatic safety shut off controls implemented, which they should to meet code.5.

There is risks so you need to have a safety net and be careful.

As you can see this one took a couple years of being patient.

Different strokes for different folks but the 30 year fixed gives you a better safety net IMO, especially considering the rate is only .25% higher.
