The first 4 plex I mentioned is attached to a parking lot where 2 of the identical 4plexes sold in January for 180K each.

The owner is emotionally attached to the property and it's common for them to want more.

If the garage is attached, that is a problem.

I absolutely have no feeling attachment to this property.

While working in the kitchen [by far the most labor intensive room] I will occassionally catch a whiff of fragrant bread baking or a turkey being roasted and imagine the people [the love] that had filled this tiny house during holidays.I have even attached names to the jug-eared,freckle-faced youth I visualize hanging from the limbs of the tree right outside of the mudroom, and the aproned woman urging me to repair the frame holding the incredible stained-glass artwork in one of the windows.And the names and faces?  

@Bram Spiero  I just wanted to let you know that I am evaluating another deal again to give you a chance to jump in.It is really too bad that I cannot attach files to the post.  

then, there are a few that are simply paying it back, true professionals do mentorships without strings attached or any other agenda other than working to teach and being fairly compensated in their participation.
