I don’t know where you live, but here in Arizona outside of big cities, we have open range law.

There aren't a TON of multifamily properties outside of major metro areas in Florida.

I was looking to do the whole thing as owner financing so I hope I'm not going too far outside the box.

We are going conventional with no inspections (outside of the bank appraisal).

After we inquired about compensation from HOA for the repair of the toilet plumbing and the drywall/baseboards, we were informed that they would not compensate for anything that was not in the walls or outside of the unit.

In regards to Capex, the roof was replaced about 8 years ago, the inside A/C unit was replaced 2018 and the outside unit was installed in 2006. 

As a former fire rescue worker I’ve been in the nicest (outside) dirtiest/cluttered (inside) homes imaginable.

Just keep trying to think outside the box!
